I need a safe low risk place to put $500k for two years.
About to sell my house and will pocket $500k cash. Plan to rent for a couple of years then buy again.
Any ideas?

two years is long enough that I'd put it in stocks of my choice (VOO or QQQ default)

There are a lot of people that think the market will continue its bull run. A lot of others think there will be a major downturn soon. If you have 500K cash you have to question the idea of putting it as a down payment for anything.
If you put 500K into the S&P500 and it grows by 8% over the next 10 years. And you add nothing to it. You're looking at 1.1 million. If you add just $500 per month to it, every month 1.2 million.
Now lets assume you don't buy the S&P and find a fund that will get you closer to 12% interest. What are you looking at in 10 years? Assuming you put in the 500 per month as well 1.7 million. In 20 years however, its 5.9 million.
At a certain point you need to decide where you want your life to go. I wouldn't make a 'short term' investment with 500K. But if your willing to hold long term, I'd go with a decent ETF. For me it would be an ARK fund.

I'm betting there is going to be a big downturn in real estate prices in my area in about two years. My plan is to use the $500k to buy again. That's why I am looking for a two year investment.
My house has just overtaken its 2007 value again. By 2010, it was half that. My area is at the top again and it's not sustainable. "Experts" give my area 12-18 months before another real estate crash.▪█─────█▪ Equipment Crew #53 ▪█─────█▪

with that much money id put it in an index fund like vanguard or some major tech stocks like apple, msft, etc. Guaranteed returns over a year without a lick of work.

15% Tesla, SpaceX when it comes out
20% Bio tech (BNGO, PACB, ILMN)
20% Healthcare (JJ, MODERNA, PFE, etc..)
10% exchanges (V, MA, AMEX)
2.5% bitcoin stock for the exposure(GBTC correlates pretty well)
10% tech (AMD, APPL, NVIDIA)
5% on derivates (options, covered calls, take a few long term risks)

Keep it as cash. Time frame is too short to risk losing a big portion of your house payments.
